The warehouse has insulated cladding panels with a pitched insulated clad roof incorporating translucent roof lights. Internally the warehouse has high bay LED lighting in the more modern extended section but the original warehouse comprises of mainly florescent strip lighting. In the main warehouse facility the floor has been painted to a good condition and there is racking throughout. The extended section, built in 2003, has high bay racking in place and eaves extending to over 11 m in height. Heating is provided by an air ducting system presumed to be gas. Eaves height in the original warehouse is a minimum of 4.94 m and the high bay at 11.14 m.
Office Accommodation
In terms of the offices these are two storey and cellular. They have been decorated and are of a reasonable standard with carpets and lighting throughout. Additionally to the main two storey offices there are a series of smaller site offices inside the main warehouse section. The majority of these are of a temporary nature and can be easily removed as necessary. There are facilities on both floors of the main offices.
External Details
Externally the warehouse has 3 loading entrances to the warehouse all on the southern elevation of the property. The checking areas are flat roofed and this re-felted circa 2 years pervious to the date of inspection. One such area is free standing adjoined to the warehouse. It was historically a canopy that has been sealed. To the south west of the warehouse there is a large canopy section.
In the yard there is a wash bay and additional parking section to the south east of the site and an employee car parking to the western elevation.
There are two access gates to the site located to the southern edge of the site off Grange Road. The site is secured by a steel palisade fence. The site also had CCTV and floodlighting on all of the surrounds.
