The complex is located on a self-contained site fronting Park Road in a mixed area of residential and employment uses. The premises have been extended and adapted to suit the current occupier’s requirements. The property can be divided into four sections as listed below;

The predominantly single storey brick-built office block is located at the staff entrance fronting Park Rd with visitor parking to the front of the office block. The offices are
brick built under a flat roof with a two-storey section to the front of the property. Further offices, ancillary areas and workshops are located at a slightly lower level within
the block.

The production area is comprised of six bays with a minimum internal clear height of 4.2m. The unit is part concrete/part steel frame construction with a profile metal sheet roof incorporating roof lights. The area has been adapted and extended including a process/mixing area with a raised roof section.

The warehouse is built in two bays with an internal haunch height of 8.6m. The unit is of steel portal frame construction with profile metal elevations and roof, the latter incorporating rooflights. The unit is sprinklered and is lit. There are three level access loading doors leading to
an enclosed loading bay/canopy. An internal two storey office/amenity pod is adjacent to the loading bay. The warehouse and production area are connected via internal passageways.

The two main plant buildings are to the rear of the production and warehouse area and are of steel frame construction with profile clad elevations and roof. Plant 1 will be removed by the vendors. Externally there are two access points off Park Road to the south and north of the unit.
Staff parking is provided to the north of the complex with access from a service road. Hardstanding areas are provided to the south, west and north of the buildings. To the rear of the yard there is a further tract of land at a lower level extending to the railway line at the rear. The effluent plant and sprinkler tank are located at the lower level adjacent to the yard.
