Deciding where to base your office could be the first major decision you’ll face when starting a business.

London’s start-up scene is the largest in Europe, with as much as £98 million in VC financing received in the first six months of 2016 alone.

Located in East London, Silicon Roundabout is the most recognised region for London-based start-ups, however with renting prices at a premium there are a wealth of excellent sites to choose from within the capital.

We’ll take you through our favourite areas to lease office space in London, giving you plenty of ideas for when you take the next step in your start-up adventure.

Croydon

Situated to the south of the capital, Croydon is the best option for start-ups looking for an affordable office in London.

Matthew Swash, JLL National Office Agency Associate Director, says: “Location is always an important decision for start-ups, who tend to favour co-locating in areas where they can benefit from synergies with clients and competitors.”

Croydon is home to a variety of industry pioneers and with a range of cost-effective spaces, excellent public transportation and an enormous 2,000,000 square foot office space redevelopment underway, now is a great time to locate to this south London hotspot.

Shoreditch

Shoreditch and East London in general, has benefited from government investment as part of the Tech City initiative, making it an ideal base for start-ups seeking office space for lease in London.

Tech City, also known as Silicon Roundabout, is the second largest area for technology start-ups in the world, beaten only by San Francisco.

Matthew Swash said: “Second only to California, London’s talent availability and pipeline is preferential to that of competing centres such as New York, Singapore and Hong Kong.”

For the entrepreneurs and investors hoping to follow in Mark Zuckerberg’s footsteps, a London-hub is a must. Mind Candy, Aire, Moo, and 7digital are all based there, and with a variety of incubators and co-working spaces nearby, you couldn’t ask for a better area to base your start-up.

Stratford

London’s main beneficiaries of the 2012 Olympic Games is an excellent location in a well-networked area of the city.

Here East, a major technology hub, makes Stratford ideal for a tech start-up. There’s exceptional Network Rail infrastructure; the DLR, Jubilee, Overground, and Central lines run through Stratford International Station. In addition, Crossrail will pass through here when it is up and running by 2018.

London’s start-up ecosystem is spread across the city, and with a wide variety of areas vying to host the best and brightest, there’s plenty of choice for every budding start-up looking for a London-based office lease.
