Serviced offices allow for flexible, cost-effective, ‘plug and play’ rental solutions offering the ability to move in to a fully fitted and furnished office space immediately.

Office suites can be rented from 1 to 100 people with contract periods from 3 months to 3 years, which operate on a rolling renewal basis.  The offices are rented by the workstation, meaning all pricing is based on a per person basis rather than more conventional means (price per sq ft).

Costs may look high initially; however the rent that you pay includes almost all of the costs that you would normally expect to pay on top of rent in a conventional office. There are no additional costs for business rates, heating/air conditioning, lighting & power, security, cleaning, building & plant maintenance, elevators, insurance etc.

What are the additional costs?

The only additional costs, on top of rent, are for telephone/internet usage and meeting rooms if you use them, charged by the hour.  Most providers will work with your business to determine an overall package that works for you.

It is important to remember the set up costs to consider in a leased property.  Furniture, cabling, lighting & power, security etc are all costs that must be considered at the front end, all of these costs are taken care of by the serviced office provider.

What is the main difference against traditional office space?

A major difference between serviced offices and conventional offices, which is one of the main reasons for deciding to use them, is the length of the lease or contract term. A serviced office contract may be as short as 3 months, or more typically 6, 9, 12 or even 24 months. This is very different from the long lease normally associated with a conventional office and gives many organisations the much needed flexibility to expand or contract as their business dictates.

The nature of serviced offices makes them ideal for SMEs and start-up businesses, the uncertainty in a short period of time over workforce requirements mean the flexibility allowed by serviced office contracts are a real bonus to company planning.

What are the main benefits of a serviced office?

Flexibility is the key benefit of a serviced office, represented by a straight-forward two page Licence Agreement that does not require the expense of a solicitor to review.

There are little or no start-up costs, usually a low deposit and most offices are ready to 'plug and play'. This also means very little downtime for the business moving in to the serviced office centre.

If you are conscious of your own company brand then the majority of serviced office operators do not brand their buildings, meaning your clients will have no idea you are in a serviced office allowing your business to keep its identity.

Serviced Offices also offer other services that can save your business money.  Reception services, kitchens, in-house IT support and meeting room hire mean you can save money on staff costs and the need for unused meeting room space within the demise of your office, simply hire one when you need one!
