Good quality warehouse accommodation with expansion and development land.
- Rare Freehold Opportunity
- Fantastic visibility and location
- Enormous expansion and development potential
The premises are constructed of a steel portal frame with blockwork to dado level and insulated cladding above, beneath a pitched insulated roof incorporating translucent roof panels to part. Accessed from the main pedestrian entrance on the east elevation there is a smart, two storey block which contains the main administration offices, meeting rooms, kitchen and WC’s.
In the warehouse there is a large mezzanine storage area in the north east corner, with locker rooms, stores and additional offices beneath and a warehouse canteen, loading bay and other stores/work areas along the north elevation of the main building in an extension which is beneath a pitched roof. There is a lower “L” shaped extension leading from the south west corner between the main yard/loading areas and dividing this from the expansion land which is currently undeveloped. The yard/loading areas are predominantly tarmac and are secure.
There is an additional area which is fenced to the north, adjacent to the old cooling pond which is hard-standing and is fenced to provide additional open storage. There is ample tarmac car parking on the east side of the building and gates which can be closed to secure the site.
Internally there are a mixture of high bay strip and sodium lighting fitments and modern ceiling mounted gas blower heaters. A number of power points have been fitted around the warehouse, which also benefits from Cat V cabling. There are three electrically operated roller shutter doors on the West elevation and 3 on the right – although two of these have been adapted to create a main pedestrian entrance or are closed off and not in use.
The offices have been fitted out to a very high standard in comparison to similar warehouses with tiled or carpeted floors, plastered and painted walls and suspended ceilings incorporating recessed lighting and air conditioning.
The “L” shaped extension warehouse is again of steel portal frame and provides a further mix of office accommodation, warehouse and storage space, with an additional 4 electrically operated roller shutter doors and access through some portacabin extensions which have been attached to the west elevation, giving access to the grassed expansion land.
Within the main warehouse eaves height is a minimum of 6.28m rising to 7.68m at the apex. In the ancillary warehousing the minimum eaves as measured was 3.87 m
Total site has been measured at 4.859 acres (1.966 ha).
The accommodation is available by way of a freehold sale.
