Main Warehouse and Offices:
The premises comprise two interconnected warehouses, both with two storey offices, situated on a large square site, with a canopy area having been attached to the larger warehouse at a later stage.
The two storey offices are mainly located to the front of each block and have been adapted over the years from partitioned, to open plan and back to heavily partitioned as they are currently configured. These areas include male and female WC’s, staff facilities including kitchens/staff rooms and meeting rooms as well as private and shared offices.
The warehouses are used predominantly for storage and onward distribution of goods with some areas having been secured, partitioned and adapted to suit various activities and generally they are quite bespoke to Belhaven’s’ operational requirements.
There are two vehicle access points to the yard areas, one to the north and one to the east with the yard being a mix of tarmac and concrete, with the northern warehouse benefitting from a large canopy providing covered loading and additional storage.
The site is fenced and gated to the north and east and open to the area adjacent to Spott Road where there is pedestrian and car access, leading to a large tarmac car park. There is an attractive landscaped area immediately in front of the buildings.
As far as we are aware the site is connected to mains drainage, water, power and gas.
A far as we are aware the current uses are class 4,5 and 6.
The premises comprise two interconnected rectangular shaped warehouses, constructed in two, possibly 3 phases with the southern section having been constructed first and the northern extension in 2000/2001. There is a car parking/loading area to the front of the lower section and to the east of the warehouses, together with a secure fenced yard area adjacent to the newer warehouse.
Both buildings are effectively shell storage warehouses with lighting, no offices or WC’s.
There are 3 roller shutter doors to the front of the smaller, older and lower warehouse, with a further level access loading door to the right hand side of the older building which provides access to the extension. The smaller warehouse is not being fully utilised currently and has been split into 3 sections, but could be opened up to create a single large unit.
